Absolute Auction of 286 .71 +/- Acre tract of Organic, Irrigated farm land located 10 miles south of Wiggins, Colorado. The land includes 810 acre feet of water rights that can be used to irrigate the land using 4 wells. We have had the wells tested and one of the wells was tested at 300 gallons per minute. The other three wells need to be re-drilled if you desire. We have bids from an irrigation company to complete the drilling.286 +/- Acres of Certified Organic Farm Land. The land is irrigated by two irrigation pivots. The land has 810 acre feet of adjudicated water rights that can be used to irrigate the land. There are currently 4 wells on the property. One well just tested at 300 gallons per minute at the end of the irrigation season. The other three wells will need to be re-drilled if the buyer desires.The Certified Organic land has been in corn and wheat production for 8 out of the last 10 years. The land is dead level and is well located on good county roads in a good farming area. The other pivot is a 2013 that has some wind damage.
